What Lodi houses are made of

Lodi is a borough of about two and a quarter square miles, and it filled in early. Most of the housing along Main Street, Passaic Avenue, Union Street and the streets off them went up before 1960, with a significant amount of it built in the first half of the century. A lot of it is two-family.

That combination produces a predictable set of drain problems:

Clay laterals with root intrusion. Lodi's residential streets have mature street trees, and clay joints are what roots grow into. This is the most common main line call we take in our own borough.
Cast iron that has scaled shut. Interior stacks in pre-war houses narrow from the inside over decades. The symptom is a tub or kitchen sink that drains slower every year rather than blocking suddenly.
Shared stacks in two-family houses. One kitchen backing up is not automatically that kitchen's fault. If the upstairs sink runs and the downstairs one fills, the blockage is below the junction.

The Saddle River and low ground

The Saddle River runs along Lodi's western edge before joining the Passaic. Properties on the low side of the borough take groundwater when the river is up and the ground is already saturated, and the basement floor drain is where it appears — because it is the lowest opening in the house.

If your floor drain is the thing that overflows, get the main line checked rather than the floor drain. A main line that is already half-restricted has no spare capacity when the water table rises, and the floor drain is simply the first place it can come back out.
